About Us
Alan Light Building Consultants (trading as A L Building Consultants Ltd) was formed in 2004 on the North Shore, Auckland. We are a small consultancy firm offering specialist expert building advice and assistance to building owners for the variety of problems they may face. We work with clients from Auckland and around New Zealand.
We now also work out of an office in Rangiora and available to assist clients in the south Island as well as the rest of NZ.
Our team provide a wealth of varied building experience. Alan Light is principal Building Surveyor. His experience as a practical builder, council building inspector, weather-tightness inspector and expert witness give him (and therefore you) a wide foundation of building experience to bring to your building issues.
We have a deep understanding of the Building Act with the combination of practical building and council inspection experience and more recently comprehensive weather-tightness training and knowledge providing a sound basis for identifying and understanding a clients problems and their building’s possible solution if one is required.
We have considerable experience in expert witness roles and can assist owners lawyers with technical argument in relation to their predicaments where legal action is appropriate.
We advise owners in relation to remediation options for their homes that can range from limited repairs to full reclads.
We have wide experience in all aspects relating to Leaky Homes.
We have wide experience in the Determination process undertaken by the Ministry of Business, Innovation and Employment under s178 of the Building Act - both on behalf of owners as well as other parties. We can assist owners through this process to resolve concerns around Building Act issues and code compliance disputes in relation to their dwelling and building work.

Alan's experience and expertise has been forged at the hard-edge from a career spanning the building and construction sector. His career includes builder, council building officer and a specialised building consultant.

ABOUT ALAN
Alan Light has wide experience as a hands-on builder, coatings and cladding applicator and Building Inspector. This practical experience combined with extensive qualifications, gives him a comprehensive understanding of all facets of building construction in New Zealand. He works at the forefront of building failure issues in relation to weathertightness.
He offers expert opinion, not just as a qualified expert (with all the benefits of the latest scientific understanding) but as someone intimately involved in the building industry. As a builder from 1976, Alan is well-positioned to comment on diverse aspects of construction.
As a manager of an exterior cladding and coatings company, Alan worked at the forefront of product development changes in relation to exterior claddings. From time-to-time, he was engaged to assess the work of other contractors and was involved advising around product failure issues. He also undertook building reports for clients buying houses or for those concerned at condition prior to sale.
Between 1996-2002, while manager of a exterior coatings company, he supervised a range of monolithic applications and textured coating contracts. He provided reports to others on problems associated with plaster and coating applications and offered remedial recommendations. Having worked at the hard edge, he understands the context during a period of great change in the building industry.
As a council inspector for two years with North Shore City Council in a wide range of roles, Alan developed a practical understanding of the Building Act. He has been actively involved in formal pre-purchase reports and general building consultancy.

- Qualifications as a Certified Weathertightness Inspector and Remediation Specialist
- New Zealand Certificate of Building
EXPERIENCE
- Spent last nineteen years as a remediation and repair supervision, WHRS assessor and expert witness
- Two years experience as a Building Consultant, including pre-purchase condition inspections and reports
- Two years as a Building Officer at the North Shore City Council
- Founder, owner and manager of an exterior coatings and EIFS application company for seven years
- Six years as a Building Supervisor & Foreman (for light commercial and fit-outs)
- Started out career as qualified builder (residential and light commercial) for 10 years
